What is provided in the cottage?

Please see each cottages individual description as what is provided varies between the cottages.

Do you supply bed linen?

Yes. Bed linen is provided in all cottages free of charge with the exception of cot linen which you are asked to provide yourself. Beds are made up on arrival and linen will be changed weekly for bookings of more than one week in duration.

Is there a fridge and freezer in the cottages?

Yes, all of the cottages will have a fridge freezer.

Do you supply towels?

Customers travelling from within the UK will need to bring their own towels. Customers travelling from outside the UK can request towels prior to their arrival.

Is there a DVD player in the cottage?

Is there a CD player in the cottage?

Please see the individual cottage description.

Is there Wi-Fi available in the cottage?

Yes, there is Wi-Fi available across the boat yard. This is free to all Herbert Woods customers. You will be given the log-in details for the Wi-Fi on arrival.

Where is the nearest supermarket?

Lathams opposite the boat yard offer some basic food items. There is a Tesco's in Stalham 5 miles away.

Can I have my food shopping delivered?

Yes you are welcome to have your food shopping delivered to the boat yard. We ask that you have the shopping delivered after you have collected the keys to the cottage as we are unable to store the shopping beforehand.

What time is my cottage available from?

Cottages are available from 4pm. We do endeavour to have the cottages ready at 4pm however for operational reasons this cannot be guaranteed. On occasions we may have the cottage ready earlier. In this situation we are happy for you to have access to the cottage earlier.

Can I check out later than the 9am check out time?

We cannot always guaranteed this, however you can check with reception on the day of arrival and if it is possible we can organise this for you. We request that you leave the property and its contents in a clean and tidy condition. Please leave the cottage keys at Reception upon your departure.

What kitchen equipment is supplied?

All the cottages come with a fully equipped kitchen including utensils, pots, pans and crockery. If there is a specific item you will require during your stay please check with the office on 01692 670711 prior to arrival. 

Can I fish from my cottage?

Yes you can within the fishing season. The season runs for the 16th June through to the 14th March the following year. You will need to have the relevant fishing license to do so. These can be obtained prior to arrival either from the Environment Agency or at your local post office.

Is electricity and heating included within the cost of the holiday?

Yes, the cost of the electricity and heating is included within the hire cost. The heaters in the bathroom(s) have a safety cut-out, should they be on for more than 10 - 15 minutes they will automatically switch off.

What happens when we arrive at the boat yard?

When you arrive at the boat yard you will need your 4 digit access code that was sent to you with your booking confirmation. Once in the boat yard please park in the arrivals section and make your way to reception. In reception you will be greeted by one of our friendly team. It is advisable that you have a copy of the booking confirmation with you. When the cottage is ready we will give you the keys and show you where to go. You can see the location of the cottages on the cottage map.

Can I use a BBQ at the cottage?

No. BBQ's are not allowed to be used anywhere on the site.

Is there somewhere to park our car?

Yes all of the cottages have at least one allocated parking space. This is included within the cost of the holiday. If you are planning to bring more than 1 vehicle please notify reception prior to arrival.

Can we bring our pet?

Some of our cottages allow 1 well behaved pet. Please see the individual cottage details. There is an additional non-refundable cleaning charge of £35.00 per pet per week payable with the balance of the holiday. In order to protect the furnishings, carpets and decorations, please keep you pet under control at all times. In particular, pets must not be allowed on beds or chairs and should never be left in the property unattended. Please make sure your pet doesn't misbehave near farm animals. If you are walking your pet within the Herbert Woods Marina, we ask owners to be responsible for their pet, ensure they are kept on a lead at all times and dispose of any foul immediately.

What if we can't make the 4pm collection time?

If you are unable to arrive before 5pm please call the office on 01692 670711. We will explain to you the late arrivals procedure.

Are your cottages suitable for disabled people?

It depends on the level of disability and the needs that are required. Please check with the office on 01692 670711 prior to making a booking.

Can I hire a boat with my cottage?

Yes, you are welcome to hire a cruiser from us along with the cottage. Some cottages come with the use of a day boat for 1 day per weeks hire. (Restrictions may apply) Please check the individual cottage listings. All cottage customers are entitled to 25% off the cost of the day hire boats.

Do you supply life jackets for children?

Yes life jackets are available for all cottage customers on request. Please ensure that children are supervised at all times around open water.

Do you supply high chairs and travel cots?

Can I book a short break?

Due to the popularity of the cottages we only take short break bookings 10 days prior to the start date.

What happens if we accidentally damage or break something in the property?

We appreciate that accident happen - so you will not normally be charged for minor damage or breakages. However, we must point out that damage and breakages are your legal responsibility and we would be entitled to seek compensation on demand. Please report any incidents to Reception without delay.

What should we do if there is a fire in the property?

All of our cottages are fitted with smoke detectors. In case of fire, please evacuate the building and dial 999. A fire blanket and extinguisher are located in the kitchen cupboard. Please only attempt to tackle a fire if it is safe to do so.

Is there laundry facilities on site?

Some of the cottages have there own washing machines (please check the individual cottages listings) There is no laundry facilities at Herbert Woods. The nearest launderettes are:

Filby Post Office, Main Road, Filby, NR29 3AA

Can we have more people stay in the property than the advertised occupancy?

Please remember that for safety and insurance reason no more than the maximum number of persons stated in the brochure or on the website are allowed to occupy the property.

Can I smoke in the property?

No. All of our cottages are non-smoking.

Is there a cafe nearby?

Yes, across from the boat yard is Flour and Bean Bakery and Cafe. The sell a selection of freshly baked breads, cakes and savoury snacks made from the best ingredients and locally sourced produce. Choose from a full English breakfast, made to order baguettes, Ciabatta or Focaccia sandwiches or enjoy a fair trade coffee in the cafe's relaxed family atmosphere. Takeaways and day trip hampers are available on request.

Are there any restaurants / pubs nearby?

On the Riverside just before the bridge is The Broadshaven Tavern which stocks a range of beer and offers pub food. There is a large beer garden overlooking the water and a large arcade / games room.

Heading out of Potter Heigham, towards Ludham (5 minute walk), The Falgate Inn offers a different experience to the Broadshaven Tavern. This quiet country pub stocks a good range of beer, serves hearty pub meals and shows sport on the TV. There is also a dart board, pool table quiz machine and a small beer garden.

Over the Potter Heigham bridge is Harry' Fish Bar serving fish and chips to eat in or takeaway. There is also an adjoining arcade.

Is there a Post Office in Potter Heigham?

Yes, The Potter Heigham Post Office is a short walk from Herbert Woods on the corner of Bridge Road and Station Road, the Post Office stocks a selection of gift cards, and stationary, as well as issue Fishing Licences and providing the usual Post Office services.

Do you offer personal insurance?

No. You will have to organise your own insurance to cover personal belongings. Please remember to secure all windows and doors before leaving the property. Herbert Woods cannot be held responsible for any loss of personal property due to a break in.
